Work in Luxembourg, sleep in France: the maths 126,000 people already do

A contract for a few months on a Luxembourg site has just been signed, or a colleague is due to start there on Monday. You open a rental listing in Luxembourg City… and you can already see the travel budget blowing up, and management asking you why.
Account manager, HR, office assistant or team leader: there is a calculation that more than 126,000 people make every single day to work in Luxembourg and live in France. And it comes down to one number.
The figure that changes everything
There is a reason why 126,600 French residents crossed the border to work in Luxembourg in 2025.
In Luxembourg City, property costs more than €13,000 per square metre. In Thionville, it hovers around €2,700. In some towns of the Fensch valley, it even drops to around €1,100 per square metre.
In other words, half an hour's drive away, the same housing budget buys you far more space. That is exactly why prices are climbing on the French side: in Thionville, apartments have gained approx. 29% in five years, a trend the experts simply call "the Luxembourg effect".
Cross-border worker housing: where to live on the French side
- Hettange-Grande: right on the border, ideal for reaching Luxembourg City or the south of the country quickly.
- Thionville and Yutz: the town, its services, its railway station.
- The Fensch valley (Hayange and surroundings): a little further out, but noticeably more affordable.
Around Cattenom, nearly one working person in two already works in Luxembourg: your team will feel right at home.

Three traps to avoid
1. Underestimating the traffic jams
Morning and evening, the roads into Luxembourg are saturated. Choose accommodation that leaves you several options: motorway, local road or train. Think about car-sharing and park-and-ride: once you are in Luxembourg, buses, trams and trains are free.
2. Signing a lease too quickly
For a mission of a few weeks or a few months, a standard lease ties you down too much. A furnished apartment, rented by the week or the month, all-inclusive, gives you room to adapt, especially when the length of the project is not set in stone.
3. Paying hidden fees
Service charges, internet, cleaning, linen: always ask for the total, all-inclusive price. And if you are housing employees on assignment, compare it with the 2026 French long-distance travel allowance scale.
